I woke up to the tragic drawbacks of our debt-based financial system during the last financial crash. Through discipline, determination and Abby Joseph Cohen my financial advisor, I was able to retire recently in my early '50s with a bit of land in the Williamson act on the California coast and an investment portfolio that can sustain my daily living. Real estate can be quite a rollercoaster, the stress and uncertainty are getting to me. I think I'll cut rents to attract potential buyers and exit the market, but i'm at crossroads if to allocate my entire $700k liquidity value to my stock portfolio or just stay 100% cash?
in my opinion, some financial situations can be handled on your own if you research enough, while others are best navigated in consultation with a financial advisor
Right, I and a few neighbors in Bel-Air area work with an advisor who prefers we DCA across other prospective sectors instead of a lump sum purchase. Following this, my portfolio has yielded over 120% since early last year to date. IMO, nothing beats expertise.
I've worked in real estate for 25 years and have neglected a major stock portfolio. This served me well when I was flipping and renting houses, however I need a different plan now.. Mind if I look up the professional guiding you please?
Personally, I've stuck with ‘’Katherine Nance Dietz” and her performance has been consistently impressive. You can confirm her basic info on the internet, she's quite known in her field with over two decades of experience.

There is a four bay car wash for sale for just under $500,000 that I’m very interested in doing this with. Did you just create the empty space inside and the restaurants provided the equipment or did you also add all of that into the bays?

"the deal we are about to sell took us longer than it needed to take and we had a lot of overrun. Things that I can't control, we had some mistakes in the field on the construction site - bad subs, fired subs, litigation this and that; stuff that just took time and cost money, and that could've sould've been a great deal. I would sold it and would have a beach house, but it just didn't work out that way." What he said is worth its weight in gold. This was quite the update man! Happy to finally see renovations happening!
This is great to acquire, but your monthly payments could easily bankrupt you after, no? To explain, once you acquire and close, the payments begin. If you don't have money, you probably can't rehab and increase rents. Increasing rents after acquisition would also take a few months, so unless you found an insane cash-flowing deal, you're probably going to have to pay out of pocket for the first couple months, right? And if you have no money, you can't pay. Thoughts?

I'm a recent mechanical engineer grad from Canada and I'm very lucky to be extremely involved in my family development business, although all we really specialize in is SFH developments. I'm now trying to get involved in the commercial side, and I love your mentioned strategy of buying and rehabbing a multifamily to justify upping the rents, and forcing appreciation via NOI. My question to you today is, have you ever tried zero money down financing for a multifamily? If so, was is only possible due to favourable seller financing terms? I want to attempt it for my first acquisition, but I don't see how a 12% loan for a downpayment could work at all. I'd also love to know what math/underwriting you do on a deal to properly analyze it. I saw your underwriting video, but providing a concrete example would be amazing.
